Let’s clear a few things up.


Estate agents are often blamed for many things in life — from house prices, to gazumping, to the weather on viewing day. (Yes, apparently we can control the rain now.)


So, in the spirit of transparency — and because January is far too long already — here’s a light-hearted look at what estate agents do, what we don’t, and a few things we wish sellers would stop apologising for…


❌ Things Estate Agents Cannot Control


Despite popular belief, we cannot:


• Make your neighbour stop revving their motorbike during viewings

• Convince buyers that your avocado bathroom suite is “retro chic”

• Stop cats from sitting directly on freshly made beds

• Alter the Scottish weather (we’ve tried — it’s stubborn)

• Make your home look bigger by using the word “spacious” more often


We can, however, quietly move the wheelie bin, close the toilet lid, and pretend we didn’t notice the inflatable hot tub in the dining room.


🏠 Things Sellers Apologise For (But Don’t Need To)


Some of our favourites include


“Sorry about the mess”(There is one cushion slightly out of place

“Sorry, the garden isn’t done yet”(It’s January. In Scotland.

“Sorry, we’ve lived here a long time”(This is… actually a good thing.)


Real homes are lived in. We’d much rather sell a home with warmth, stories, and personality than something that looks like nobody’s allowed to sit down.


👀 Things Buyers Always Do


Every. Single. Viewing.


• Open cupboards (even the one clearly labelled ‘Boiler’)

• Stand silently in the living room imagining Christmas

• Ask where the sun is at 3pm in mid-December

• Nod thoughtfully at things they absolutely don’t understand

• Whisper loudly: “I quite like it actually”


We see you. We support you. We’ve been you.


🎥 Why Marketing Matters (Even When You’re Laughing)


Here’s the serious bit — just for a moment.


Behind the jokes, selling a home properly is serious business. The right photos, video, social media exposure, and storytelling can be the difference between:


• One viewing… or twenty

• Let’s think about it… or a closing date

• Sitting on the market… or selling swiftly and confidently


We’ve seen homes come alive when marketed well — and yes, we’ve seen the opposite too. (Blurry photos, anyone?)

We believe selling homes shouldn’t feel awkward, intimidating, or impersonal.
